For legal advice regarding your documents, their content, or any legal matters, you must consult with a qualified, licensed attorney. Notary services do not constitute legal representation, legal counsel, or legal advice of any kind.
As a notary public, I do not prepare legal documents, advise you on how to complete documents, or recommend what type of notarization is required. I cannot select the type of notarial act to perform - this must be determined by you, your attorney, or the requesting party. Any questions about document content, completion, or legal requirements should be directed to an attorney or the document's issuing authority.
As a notary public, I serve as an impartial witness. I have no financial or beneficial interest in the documents being notarized. My role is to verify identity and witness signatures, not to advocate for any party or outcome. I cannot refuse to notarize a document for discriminatory reasons, but I may refuse if I have reasonable grounds to believe the signer is acting under duress, lacks proper identification, or is not acting of their own free will.
While I take every precaution to ensure accuracy and compliance with all applicable laws and regulations, Signed N' Notarized and Andrea Chester shall not be liable for any errors, omissions, or damages arising from the use of notary services, except as required by law. I maintain professional errors and omissions insurance as required by state law. My liability is limited to the scope of services provided as a notary public.
All notarizations are performed in accordance with Maryland state law and regulations governing notaries public. Fees charged are in compliance with maximum fees allowed by state law. I am commissioned as a notary public in the state of Maryland and can only perform notarizations within my state of commission unless otherwise authorized by law.
Your personal information and documents are treated with strict confidentiality. I maintain a notary journal as required by law, which contains records of notarizations performed. This journal may be subject to review by state authorities or court order. Otherwise, your information will not be shared with third parties except as required by law or with your explicit consent.
By using the notary services provided by Signed N' Notarized, you acknowledge that you have read, understood, and agree to this disclaimer. You understand that notary services are limited in scope and that legal advice should be obtained from a licensed attorney.
